Lullwater Apartments

The professional property management company that used to own and manage this property sold it to a new landlord who took over 1/1/25.] >> Original 5 star review January 2021 - I needed to move ASAP due to a personal emergency. I viewed the apartment and applied on a Friday night; I was approved and got keys to my new apartment 5 days later on Wednesday! I've been thrilled with property management so far. Jordan was my leasing agent and was so helpful with rushing my application for approval!!! I moved from a small 2 bedroom to a pretty large 1 bedroom here and I can fit everything. I feel safe here, I love it so far, and my dog loves it too!

Pros: Good location for Emory, reasonable price compared to surrounding area, laundry on site. Cons: Management are not exactly slum lords, but they do the bare minimum where maintenance is concerned. I've had calls about water problems answered in hours, but if its not something mandated by law they take their time. They employ a predatory towing company- booted a friend of mine who was only visiting for a couple of hours even though I put a sign on his car. Almost $100 in fees that aren't included in the advertised rental price (I even have to pay for their property insurance!). Charged me a big late fee when I was one day late once (forgot to change autopay) All in all a manageable place to stay while you are at Emory but not a place to make a home. Run away from this place!!!!!!Lived in these apartments for a long time, the place used to be nice, But after the new management took over in 2016 it has been a nightmare. They jacked up the rent by almost 60-70% without any renovations. The buildings themselves are old from the 60's with crumbling structures, outdated appliances, cracks, poor ventilation systems and cockroach problems. On top of that, the management is one of the rudest and most unfriendly people you will meet on the 'planet' (no exaggeration)! Once they take your money they don't care about you. I moved and found more cheaper and nicer units in the same area.

The booting company booted my car even though I was only there for 20-30 minutes at a friend’s home. The sign is so small and you can’t see it at night OR in the day time. Insane, stay away. The booting company needs to be sued, the apartments need to put a bigger sign, and I will disputing my ticket with my bank. Period.

Roaches. Raising rent significantly when renewing the lease. Old apartment having issues all the time. No leasing office in the complex. Dirty laundry room. Stressful living environment for sure.
