I normally try to be patient and reasonable, but after living in this neighborhood, I feel it’s important to share my personal experience so others know what they may be walking into. HOA Concerns The HOA here has been extremely frustrating to deal with. In my experience, they tend to complain about things that feel unreasonable or inconsistent. For example, I was told there was an issue with the tree in front of my home—even though it’s fall, the leaves naturally die, and many other trees throughout the neighborhood and trails look exactly the same. My husband inspected our tree and it’s clearly alive; the trunk is still green. We maintain our yard, water regularly, and keep everything tidy, but the notices continue anyway. We closed on our first home just before Thanksgiving, and we’ve been loving every moment of it! From the very first time we walked into the model home, Julie made us feel comfortable. She was so welcoming, knowledgeable, and really took the time to listen to what we were looking for. Once we signed our contract with her, everything felt like it was falling into place. As we got closer to closing, our Construction Manager, Matt Clearly, was incredibly helpful and responsive, making sure our home turned out beautifully. David Tilbury, our Customer Care Rep, was awesome during the final walkthrough, explaining everything about the home and warranty. Its a nice area, however, HOA will not let you breathe when you step outside. EVERYTHING needs application approval, including a fee for the application. You can not even change your flowers in your flower bed. Installing cameras, outside lights, literally ANYTHING. Any signs, front yard decoration, etc. needs approval along with the fee you have to pay for each item you are trying to make a change. This was of course not disclosed when I made my purchase. Lennar homes are a bit cheaply made but works for the price. I suggest you have your own inspector come out before your first year is up. I see that the more expensive homes will have their own community entities, and the low income area has their own...I am waiting to see if there will be a restriction to utilize the entities.
