Lennar at Smith Farm

After looking at many builders in the area, we decided to go with Lennar in this community. These homes have a nice design, tall ceilings on all floors, tall windows and doors (8 ft) on bottom floor and very good use of space in general. We had a great experience with their finance team and the Project Manager. There were some delays with the pool, but we communicated with Lennar and things got moving quickly. But no matter how beautiful and perfect the house is, if you don't have good neighbors, you won't enjoy it, and I am grateful that we have that here!

Great family friendly diverse community. With this being a new community, we’ve had some issues with the Lennar team in changing what was originally promised the community would offer. Lennar has been limiting promised amenities and delaying completion and beautician of phases before moving on to the next, thus leaving homeowners with poor landscaping, roads, trails, and no amenities for over a year. Homeowners had to fight back with the developers on this which resulted in more communication and progress in amenity completion. Still more work to be done with land developers and managers better communication with HOA. I had no issues with the sales team and the construction managers have been professional and on top of repairs needed. Once all phase completions finished this will be an eve

We love our Lennar home. Yes, they have been a little slow with amenities, but construction delays happen, especially in the middle of a global pandemic. The pool is amazing, my son loves it, and they are working with the town of Apex to get permission to add a playground next to it. The clubhouse is gorgeous. Every issue we’ve had has been quickly repaired after we put in a request, they came out within an hour for an issue with our AC. The best part about the community, though is the neighbors! Lots of kids for my son to play with and friendly adults. Love it.

Poor quality prevails all over(Build, customer service, materials etc). You will see the issues starting from the major things such as slab to minute details such as trims to quarter rounds. Lennar makes sure to leave an impression that they are only focused on making money and have no care for customers. Sales staff attitude requires its own review, there are the best at being worst. I don't want to pick names but advise to be prepared in case you are interested in this community

While we are quite happy with our home, the amenity situation is nothing short of abysmal. Not only were we promised more amenities than Lennar now says they will provide, we are also continually promised completions such as the pool, entrance to tobacco trail, community garden, etc. which the company breaks over and over again. The pool was initially promised last year, but is still not ready. Lennar has continually stressed that COVID-19 is impacting progress, however the fact that I am awoken each morning at 6:00 by construction noise on houses undermines the credibility of that argument. We hope that eventually Lennar will stop dragging their feet, but for now I would encourage potential buyers to look elsewhere.
