The builder's guarantee is that they will if requested, they will come in a year to tell you whatever problem you have is not covered. Builder does not do a good job of inspecting sub-contractors work. Landscaping not covered even though it appears the subcontractor installed pest infested sod. The Architectural Review Board (controlled by builder) delays as long as legally possible (or more) for even minor improvement projects that are well within HOA rules. HOA complains about infested sod to owners when the sod was installed by the builder's subcontractor with little or no follow up from builder or subcontractor.
