I would highly recommend the practice of due diligence as a buyer of Mr. Porter's listings. Check his MLS listing against public county record, as far as square footage and heated/cooled living space, for any discrepancies. It's easy to make "Price per square foot" appear much lower on a listing when you include the garage in livable space calculation. It was a lovely surprise when the home was appraised.

If you encounter this "Realtor", my advice is RUN! If that is not an option . . . check, double check, and triple check every single thing that comes out of his mouth and/or ANYTHING he puts down on paper.
