Las Lomas Village

Very well kept complex, gym could be better, but there is a pool. Very nice community near Paloma park. Beautiful scenery, very green. There are plenty of trails going along different routs. Appartments are new, very nice, new counters, floors, & built ins. Everything seems to ne well maintained. Prices are a bit high, also rent tends to get raised pretty frequently and consistantly. Very little parking, but for a monthly fee you can rent a second parking space and avoid being ticketed & fined for using a guest parking spot

I lived here for 4 years and absolutely loved living here. Great management while I lived there. They did routine maintenance on the heating and air conditioning systems, plus routine maintenance on the smoke alarms and water heater. One of the best parts about my apartment was that it had a door into my garage from my apartment. Also my patio looked due south, so it offered the best views of the rocket launches out of Vandenberg. There are lots of area trails or local streets to walk on. Lots of deer to be seen grazing in the local fields and not uncommon to see a family of deer walking across the parking lot. All in all a fantastic place to live.

I have friends that live here. The units are lovely and have easy layouts. The pool area is always clean and well maintained. The maintenance of the property is good- never any trash, broken down signs or equipment. The residents seem respectful of their neighbors.

Management is inexperienced and generally incompetent at running the place. Micro-manages the rental (cameras by trash cans so they can charge for not breaking down a box or for “over use”, painfully condescending phone calls if they feel the tenant misstepped, passive-aggressive emails, etc) I can’t believe the rent they’re charging for these places considering their unwillingness to help with maintenance and the apartments finishing are nothing special. Superficially nice but really cheap. I wouldn’t recommend renting here. It has been mentally exhausting and frustrating because of the inconsistent management changing policies and going back on verbal agreements left and right. And forget getting consistent communication - it will be a text message and then an email and then a call and

Pros: 1. Nice amenities 2. Kate the property manager is a good leader and responsive manager. 3. Peaceful and private. It's up on a hillside, nestled in the woods. Cons: 1. Your address isn't going to be on Google Maps ever again (I've been here 3 years with this issue). 2. They have this new, asanine rule about cats having to be indoor only. If you don't have cats, this won't apply to you, but otherwise, stay away from here unless you want your cat to end up being fat, listless and depressed! 😒
