Watch out for Sellers Fees! Buyers and Buyers Agents choose to utilize lenders that can't close "in-house" and need to out source duties and then charge SELLER a fee....over $200 in cash close cases .....title companies that charge home owners for selling their home while already paying commission, deed prep and prorated taxes should be illegal. What can help? Choose lenders that can handle all closing duties without need for title companies.

If you're buying land with clean, straightforward title work, this company could be a great fit. They have a super convenient online portal for paying earnest money and managing documents, and they’re pretty quick to respond over email! For simple, no-issue transactions, I can definitely see them being a solid choice. However, if there’s any complexity to the title, I would recommend going with a different title company. I’m an investor and work with multiple title companies across several states, and this was honestly the most disengaged experience I’ve had. In my case, the PVA acreage didn’t match the deeded acreage—something fairly common with older farm properties.
