They are currently under investigation by the City of Dallas for multiple code compliance violations, including failure to register as a multi-family residence, broken stairs, plumbing problems causing flooding, floors not being replaced, no pest control despite paying for it every month, exposed electrical wires on the outside of the building, broken gutters, and more. I’ve lived here for three years and had three different management companies, each is progressively worse than the next. The current management is Merge Management. Avoid them at all costs. You will only ever get anything done by either involving the City of Dallas (call 311 to report them), the Better Business Bureau (I had to file a complaint to get a random $13 charge removed), or if necessary by getting the Texas Tenant

Property Management sucks. I asked for a air filter over a month ago and still waiting. They are so unprofessional and never in the office and no address for a physical location. I have been waiting over 6 months for them to fix my floor. Bathtub was resurfaced and didn't last 3 months. Garbage disposal has been broken for about 8 months. Back gate has not been fixed in months, so there is a lot of break ins on the property. Crackheads sleeping at the swimming pool. Junkies shooting up in front corner of apartments. Water stain in ceiling in bathroom. Roof has damage so when it rains heavily sometimes my bathroom gets water also

These other reviews are definitely bots, but I had an leaking ceiling that probably just got taken care of by the end of my leasing term, maintenance team is pretty nice, property management overall was no better than the last one and somehow I can’t get my security deposit reimbursed because of the old lease that was disclosed even though that’s a poor excuse, would not recommend living here, surrounded by a bad environment
