We purchased title insurance through ILS land services (Bob Monahan) in February of 2021 for a large investment property. A lawsuit was brought against the previous owner and now ILS and their insurance company Stewert will not cover us. They are extremely unprofessional and will not return e-mail or calls. For nearly three weeks now Bob will not even get on the phone, his secretary tells you he is on vacation. Finally, after three weeks, a brief e-mail was sent to my attorney instructing him to file a claim with Stewert Insurance. We are left with no other choice but the bring litigation agaist ILS and Stewert tiltle insurance.

We have been trying to shop for title services for a refinance in Westchester. By chance, ILS had done our initial mortgage in 2014 (they were recommended by our lawyer at the time). I have not encountered any other title company that is so responsive via email for assistance with a refinance, and they have just been so fabulous at responding and addressing our questions about their good faith estimate. I highly recommend their services, they are so professional and quick to respond - really a pleasure to interact with.

They screwed up the closing, choosing to send certified funds via mail that took a week resulting in lots of accrued interest when they should have sent a wire. Because they sent it slow mail instead of wire the bank rejected the payoff. They don't seem particularly on the ball...

Bought a house and had closing here. Everything went smoothly. That said, I don't really know what a business like this actually *does* (and don't really care, either). 5/5 would spend 30 minutes here again, if I ever needed to buy another property.
