I am FORMER tenant and extremely unhappy with this building and would strongly advise anyone to think twice before moving in or purchasing property here. The association and management are very unreliable and irresponsible. They add charges to tenants without clear explanation or justification, which feels unfair and unprofessional. The property has a serious roach problem, and cleanliness is clearly not a priority. The building often smells bad, especially in the hallways, and it is not properly maintained. The stairs are rarely cleaned, and dead roaches can sit there for months without being removed. IMPAC Property Management has recently taken over the management of our townhouse development (about a year ago). I do not think they have ever actually stepped foot in our townhouse development. They do not follow up on any work that is being done on the property and they do not answer emails or phone messages in a prompt manner (weeks to months). I understand that currently a lot of people are working from home because of COVID-19, but a simple follow up email that they will be looking into a matter would go a long way to making someone feel heard and understood. We're extremely disappointed with the management company, IMPAC, and their handling of issues at The Manor in Red Bank, NJ. As tenants of The Manor in Red Bank we've experienced a series of problems with neighbors and IMPAC's response has been inadequate. The Issues Began In February, one of our neighbors, approached our minor child and spoke inappropriately about our dog. Despite having permission from our landlord, she claimed dogs weren't allowed. We tried to resolve the issue amicably, but it was just the beginning. The person who helps to manage Sharon Garden Courts in Woodbridge is extremely bad at her job. She does not answer emails, you have to constantly follow up to get any response. Whenever you have a question, she just says "I don't know" - what kind of answer is that for someone who is supposed to be managing a property? Gives no solutions, just says "I don't know". I just bought a property and it's only been 2 months and in those short 2 months, they have already been so, so terrible to work with. They don't know simple things such as where the main water valve is. Heard that one of my neighbors flooded their apartment because the property management did not help them to locate the main water valve (which is at the end of the entire building on the outside) when a pipe burst. Unresponsive and rude. So glad we pay almost 300 a month in HOA fees so yet again the road can basically be one big ice rink. God forbid you’re 3 days late or payment tho. Can lt wait to get away from this hoa
