I am a current resident of iLuminate and have lived in the building for over four years. The building sold to new ownership in the summer of 2025 and is under new management. That means all reviews before then do not reflect the current state of the building and management. The main problem has been communication and responsiveness. Management does not respond to emails unless you follow up or go in person, maintenance has taken weeks to make minor repairs when it used to take one day, unexplained bills are sent to our inboxes in the middle of the month, and they are not addressing health issues in the building. The best example of these issues is a recurring foul odor. Management has received complaints from other residents, acknowledged smelling it themselves, and promised to resolve i

Longtime resident here. This property used to be a great place to live—professional, responsive management, well-maintained grounds, and a real sense of care for residents. Unfortunately, since being sold to a private equity firm in early 2025, the service has noticeably declined. The handover was disorganized and poorly executed. The new management team seems to consist mostly of temps who are either indifferent or clearly overwhelmed and under-resourced. Rent has increased by over $500 in the last five years, but what are we paying for? Service has gone downhill, maintenance is slower, and small but important resident services are being cut. !!UPDATE!! DO NOT MOVE HERE…at least not on the top floor or units facing the pool. I always initially leave a good review, then as I experience living somewhere I adjust accordingly…the same as tipping at restaurants. Also, I wanted to ensure there was no vindictiveness when it came time to return our deposit. Homeless people are regularly in/out of the building although we were paying plenty for the security that was promised with the gated and technological entry points. The old building maintenance crew, Richard and Jose, weren’t the best at keeping up the space but they were at least quick to respond to maintenance requests but now it takes upwards to a week for any minute request because it’s a revolving door. I have been here 5 months now and this is the best apartment I have ever lived in. Walking distance to everything. Very pet friendly. There's a dog wash. Staff is extra nice and accommodating. They put on small events for residence to get to know each other. The gym is so great that I quit my gym membership at EOS. Now I just go down stairs to work out. No more driving to the gym. Swimming pool is awesome. There's a rooftop to enjoy the weather and city landscape. Secure underground garage. 24 hour Security on premises. Close to freeway.

I lived here from 2020-2024, and I had a lovely experience. Staff has always been very responsive, rent and cost of amenities is relatively decent considering this is in downtown. The area is perfect. Roosevelt St is full of the best restaurants and events compared to any other area in Phoenix in my opinion. There is the cutest coffee shop Songbird Cafe super close by (2-3 min walk). While the apartment had some design choices I wasn't in love with, that's really just a matter of preference. Overall, i had a great experience living here and wholeheartedly give 5 stars. The only recommendation i have for management is maybe to have better management and information regarding recycling.
