ICO Station Parkway Apartments Farmington

Set up a tour via their website. Sarah guided me through the complex and assisted me through the entire process inckuding orientation on move in day. This place is by far the best apartment I've had. The amenities are fantastic. The gym has nearly every piece of equipment I need and they are in great shape with ample room to workout. Check out the Dog spa, totally cool if your a dog owner and DYI cleaning/grooming. There's many more amenities but I can say this, the developers of this complex a lot of thought into the design to ensure the customer is highly satisfied. Sarah was pleasent to work with and get me well informed. I was fortunate enough to get a top floor balcony with mountain view. Very nice!

Very disappointed with the build quality at ICO Station. Even though these are rentals, the construction feels extremely cheap. The windows and doors are very thin, and there’s a constant draft, especially during colder weather. Because of the poor insulation, you’ll overpay for electricity just to keep the place comfortable. For a newer community, this level of quality is unacceptable. It feels like corners were cut during construction. I wouldn’t recommend this place if comfort and energy efficiency matter to you.

Overall, this community is a great place to live. The environment is pleasant, and the apartments themselves are solid minus the fact that my apartment shakes every time a train goes by. Wish I would’ve know that sooner before I signed my lease. However, there are a few issues that have made my experience less than perfect. The biggest downside is the mandatory media package, which costs $99 on top of rent. On top of that, there’s a required $25 monthly valet trash fee an additional $300 a year despite the fact that I have never used the service. Both fees are non-negotiable, which is frustrating, especially considering that internet on my own would cost under $50 a month. Sarah was awesome at answering all my questions and doing everything she can to accommodate my needs. She was very helpful in the whole process of looking at apartments, setting up a lease, and handling any concerns with the apartment.

If you value comfort or sleep, do not live at ICO Station. This has been one of the worst living experiences I’ve ever had. The buildings are right next to the railroad, and trains pass all night and early morning. Every time one goes by, it’s loud enough to jolt me awake and the whole building shakes like it's an earthquake. I never get a full night of rest. Living here feels stressful instead of peaceful and that’s the opposite of what a home should be. I’m honestly exhausted, frustrated, and deeply disappointed I ever signed a lease here. Future renters should seriously think twice before making the same mistake.
