Howard Hanna Crossroads Office

We had a very disappointing experience working with Joseph David from Howard hanna WNY. After submitting an offer on a home, we made multiple attempts to contact him for updates, but received no clear communication. Days went by with no word, and we eventually found out from our agent—through an online portal that the home had been sold. To this day, we have yet to hear from Joseph, even just to follow up or provide closure. We had real hopes that our offer might be accepted, and the lack of transparency and responsiveness was extremely frustrating. This is not the level of professionalism or communication anyone should expect during such an important process. Based on our experience, I would not recommend working with him.

Lou Rizzo an exceptional realtor to work with. He's professional and gives you and your property 110 percent. He is quick to answer texts and phone calls which we really appreciated. I would very highly recommend Lou to everyone!

We would give 0 stars if we could. Mona Bawab was the listing agent for the house we purchased- she made the process unbearable!!! Impossible to work with she even went as far a lying and threatening us. Falsely represented the home by making it appear as though everything was in working order which it was not and used absurd excuses to postpone the closing date. Do NOT use her to sell your home and if you are looking at a property for sale by her beware.

The staff is very friendly and helpful. I came in from out of state and was delighted with my experience there and with my Agent Louis Rizzo
