For anyone interested in knowing their entire process, good & bad things, hidden unknown, please read this review. This review would be more like a blog post but very brief and just my personal experience. Initial interaction: The one star so far is for the sales agent who are nice and super helpful to the extent they can be. Leisa has been really helpful in getting us the best incentives. Pricing: Not so great but you're paying to be with a premium builder however, I don't know what I am getting as a customer for such a premium builder, so far. Incentives: Probably better than others but can't say the best. Their plans are good but overpriced. And they don't budge on the pricing at all including the incentives. While other builders are offering much more in terms of incentives, free upgrades, rate buydowns etc., these guys are stuck with old stuff. I don’t think they are selling much because I see their inventory homes been on the market from a long time. Their lender is also not so great. If you ask them to make small changes in the plan, their answer is always NO. They want you to spends lots of money with them and won't make minor changes in the house even if you're building from scratch. I can keep on going with the list of complains. This community is in Flood and Tornado zone. At least for Pulte, Builder's warranty does not cover damages due to weather. I hear the same feedback from TM owners. Most of this information and anything that you want to know, get it in writing before signing the initial contract. They will disclose only some of this information and other details only at the time of closing. It will be late by then.

We moved in December and everything from the start to finish was very smooth with TM team. Their warranty department is stellar as they fix every tiny bit that we found after moving in. Quality is good and overall I don't have any major complaints about the house.

policies change just to accommodate their business but justify that its making fair for everyone which clearly its not. Too pricy for the quality they build. Just look at their after-sales reviews, you would know. Don't get carried away by their designs/plans. Mosaic community is getting ready for pre-sales sept/oct with very good builders also a prosper ISD. Aster park another new community with pretty good builders. If you are ready to throw away the money at low quality housing these are the builders for you and they will make policy change to make sure you get the lot. TM - Dallas division is in greedy hands who change policies, nothing fair in their process.
