RENTERS BEWARE! What you see in their flashy ads is not what you get! We are homeowners for over 45 years. A couple in their 70's who spent over $60K in rent payments over 2 years checking out the Delmarva area. We had to place at least seven service calls for their "modern" appliances and "upgraded finishes". We were without a working oven for a month and the final straw, we were charged half of our security deposit for a "pre-existing condition" that Capano Management Company claimed we damaged. One document, a "move-in form" is the sole basis of their decision. Photos of "pre-existing conditions" of the rental property that should not have been rented, were meaningless. I have lived in this community for over 4 years and have been very satisfied! The maintenance issues have been few and always have been addressed immediately. The team here has always been kind, respectful and made this feel like "home". I highly recommend this community.

I am really enjoying my experience in Heron Bay! It’s wonderful have the community being peaceful and that the management team, especially Ms. Alicia, has been so helpful during my move. A supportive neighborhood and management team can make a big difference in settling in. I really appreciate my time being here.

They never did any maintenance on the outside of the house. I lived there 3 years never power washed. Trees fell down just left them . Green mold on the columns. The refrigerator broke and I waited 24 days for parts. We had to buy a refrigerator. Alicia in the office was very nice and pleasant all the time.

Nice newer development, not much on landscaping, no trees. Still selling lots, kind of unfinished feeling right now, lots of lower priced homes were built, not very attractive, older section is bland. Nice Clubhouse in front. No other special features to mention. A mid 200's neighborhood, with lower priced resales.
