Beautiful homes, but workmanship shows how quickly they are going up. Warranties are included, but most are a one time use, so make a list and wait until the end date nears. If you purchase, ensure all final touch ups are done prior to your signing. I also suggest you hire an independent inspection. That said, the sales office does have great communication and follow up. Be ready for issue after issue. The issues keep on being discovered.

We had a few issues upon move in, but now upon needing to repaint a room in our house we have discovered that their electricians did not properly or safely install some of our outlets. The screws holding the wires were looser than loose, and one screw that had been stripped (that holds the outlet to the box) had been attached to the box with WIRE. Very unprofessional and unsafe, very very disappointed in this Rausch Coleman Build.

I recently bought a two story in this addition, this is my first new home purchase. I've lived in Guthrie for many years and I must say it is refreshing to finally have affordable housing in this town. It is frustrating looking for a house that is around 250k and have it being built in 1920. I don't know what's behind the sheet rock, or if the electric system is up to code. Not even talking about the foundation. We purchased the larger home at my wife's behest, and am i glad we did. Plenty of space for me, the Wife, and the kids. I've seen a lot of complaining about the workmanship, I personally haven't seen anything terrible yet. I've had a few minor issues, but Sam and Michael had those issues resolved in mere hours. We were looking for our first home and came across these. They are about 60k less than any other new home we have seen for basically the same sized house. We liked the idea of living within city limits but it feels like the country. There is a sheriff deputy car parked at one of the homes at the entrance and we liked that. We were told he lives there.

When you are desperate for something, the eyes see very little. Be sure to really inspect everything. Hire your own inspector and bring a friend or two. This was my first home purchase and there was not much available in Guthrie in this price range that was not like 100 years old. It is not bad, but there were many things I overlooked. At least for my home, it feels like it was very rushed. Michael Boone, who works at the front office, was and has been extremely courteous, helpful and responsive. Update 4/11/2025 Submitted several warranty requests prior to one year mark. Very quick in responding and sending someone to look at. Very quick to dismiss most as normal. The few things they said they would repair - I have not heard a peep in almost a month (it is now May 2). Updated
