Guardian Title is the best in the game. All of their staff are experts in their field, ESPECIALLY Kathi Petrocelli. When in doubt she is the goto person. She is a wealth of knowledge, and always a pleasure to speak with.

Easy to work with ! I have nothing but great things to say about guardian title services. We worked with Julie and Melisa on our home purchase. They were readily accessible, answered all my questions and concerns, and ensured everything went smoothly.

My experience with JP and his team were very disappointing and unprofessional. On August 27, 2025, JP assured me that everything on my end was complete. My realtor even confirmed with him directly that all the papers were signed and submitted, and JP again confirmed they were. More than 24 hours later, I was suddenly told that additional signatures were needed due to their mistake. I was then pressured over an already busy and holiday weekend to sign documents sooner than originally stated, despite being told by Jen on the phone that they weren’t due until Tuesday August 2, 2025. Not once did Jen or JP apologize or take accountability for their mistake. This inconsistency and lack of communication created unnecessary stress during an already stressful closing process. I wasn’t buying a house but had job interview was told I would get offer by Wednesday. Now it’s another Wednesday past and Hr rep Alyssa couldn’t seem to find the time to make me the offer! She ignores emails and never gives a reply. I went through an agency smelling. I wouldn’t recommend them either. They were not helpful at all.
