We have been with Grifaldo Properties for the last 2+ years as our property management team (we rent). They have always treated us fairly and respectfully, answering all of our questions (I always have many!) and of course doing their best for us while looking out for the homeowner (it is their house after all). Our maintenance requests have always been completed quickly, professionally, and with empathy. Our homeowner is absolutely awesome! Ms. Kimberly stays in touch with the homeowner regularly (again see my many questions) and always finds that compromise that works out best for everyone. We used Grifaldo properties for over two years when we had to move as a military family. I cant say enough good things about them. They treat your home like its theirs and make sure that everything is taken care of! From the screening process of the tenants, doing inspections, and everything in between this is the property manager to use!! Whenever we had a question about something they would always answer in a timely manner. Kimberley and Christy are both great to work with and always had the answers! Do not apply if your income is a buisness with less than two years of tax statements. We applied for another property had no problem they just ultimately had other applications to chose from but our income and credit was NOT the issue. Tried to apply for a duplex of the same rent with this property management company just for them to call us less than 20 minutes after our applications went through to tell us they won’t even consider us. How convenient after I pay your company $120 AND you still run my credit. Guys this was less than an hour of my application being submitted when we were never going to be approved by this company!! I would not recommend Grifaldo Properties to anyone looking for fair and professional property management. After moving out of one of their rentals, I was unfairly charged for damages that were already present when I moved in. I had clear move-in photos showing these issues, yet the company refused to accept them because they weren’t attached to my original inspection sheet. What makes this worse is that the lease only required me to provide the inspection sheet at move-in — it never mentioned submitting photos. Their refusal to consider my photos felt like an excuse to keep my money rather than an honest review of the property’s condition. To be clear, I fully accepted responsibility for one repair — the wall damage in the living room from where my TV mount had been. That was reasonable,

DO NOT RENT WITH GRIFALDO Absolutely one of the worst HOA’s I have ever rented with, after I turned keys they kept failing me on inspections & instead of charging my security deposit first & sending back w.e was left- if they did fail my home for anything- they decided to charge me rent for almost a entire month after I had already left claiming the house was dirty and carpets were bad even after I got there preferred vendors for carpets, I paid 150$ total from failed inspection 1250$ of extra rent, 400$ for their “preferred cleaner” (I had cleaned & even hired other marines to help clean for hours but they weren’t ‘preferred’ cleaners apparently) 240$ from having to keep paying the lawn to get cut each week.. I had to wait for another ‘re-inspection’ and not mention the bills from water
