Please don’t waste your time and money applying for a rental at this place. I applied about 3 weeks ago despite seeing their bad reviews and they told me it was gonna take 5-7 days to get a response. After 2 weeks, I never got an update so I called them and they said still processing. I asked: am I missing anything? They said everything was good just waiting on a broker. It has been over 3 weeks and no response yet “still processing” I ended up applying for a rental somewhere else and got accepted in 2 days.Either they are scamming people for their application money! or they just don’t know what they are doing? Don’t go here hilo!

I’m actually leaving my 1st review for how bad this place is when it comes to giving an application and getting customer service. Let’s start with how bad there application is where if you don’t have any prior rental history THEY WILL NOT APPROVE YOU it’s a joke should’ve put that in there to begin with and I would have taken my business elsewhere. So your telling me if any applicant 1st time including there partner who has history of apartment rental would get denied because the other applicant has no history ? What a joke XD , mind you my partner and I make well more then enough but we’ll take our business else where . This is just an FYI for those questioning their credit review process (hence the neutral rating) - I called to inquire and was told they require "a minimum 640 credit score in good standing". I did not clarify though if that's required for all adult tenants or just the head of household... (Most agencies just hold the head of household to the requirement but I've come across one that requires it for all the adults).

If you are a property owner looking for a property manager I would suggest you look elsewhere or be very careful looking over your contract as they will try to make you pay for things not in the contract or that related to you the landlord for tenant responsibilities. Note all the tenants upset about losing their deposit? Take heed and be sure you the owner are also not taken by not having picture and video proof when turning the property over to them to manage. Pay close attention to fixes scheduled by and completed by them. If you agree for them to fix something ensure the billing matches what you agreed to have done. Unfortunate to leave bad review but the bad reviews exist because this is a management company that poorly manages their rentals. Rented through Ginoza for years and whenever repairs or maintenance were needed, you need to take off work/make time to be there vs Ginoza staff actually managing their rentals. Poor communication all around. They said they would clear out and poison the back yard. That they would get vine out of the carport/palms. That they would fix the broken and slippery concrete to the rental. & that they would paint the trim…. In over 3 years, none of this happened… Will not use this company and DO NOT RECOMMEND 👎
