Gates Hudson

I'm trying to rent a unit that Gate Hudson manages the condo association for. I'll update this review as the situation changes but if the status quo remains I wouldn't recommend renting a property involved with Gates Hudson. Overall nice staff but their office line always gets me in a call loop that prevents me from reaching someone at least for the Fairfax office. Also nearly all transactions must be done in prson and can't be done online. And this is assuming the person you need to interact with for whichever property you're renting is in the office that day. That and the lack of coordination between Gates Hudson and Town & country properties has been frustrating to handle simple interactions such as activating electricity.

Could not more strongly recommend AVOIDING the Gates Hudson. While my building, The Summit, was fine in person, the parent company Gates Hudson is terrible. I lived at the summit from 5/2022-8/2023 and over the course was repeatedly overcharged. The accounting team was unresponsive and inattentive, and repeatedly butchered my financial ledger. Aside from the stress and frustration of attempting to contact the offices of gates Hudson (often to be ignored or told emptily “it’s being worked on”), this has caused me real life issues outside of my tenancy. I am now unable to get approved for future living situations because of gates Hudson’s financial negligence. Save yourself the legal fees, and live elsewhere.

Appalled at how awful my experience with Gates Hudson “Portfolio Manager” of my condominium community has been. The portfolio is the senior position about the manager of our building so even more concerning. I was on my condo board for 3.5 years as Vice President and am familiar with what good community management looks like. Our portfolio manager is unprofessional, unhelpful, uncommunicative, and uncaring. I have a serious issue (high PM2.5 particles and mold ridden air) in my unit and my building that is causing significant health problems to myself and others, and the portfolio manager has failed to follow up, take action or respond to my reasonable and polite requests for information and status of action for 3 weeks. Columbia Crossing Apartments was great until Gates Hudson took over. Under Gates Hudson's management: 1. Poor communication and follow-through from leasing office and maintenance. For example, insufficient (4-day) notice to relocate to a fully-furnished guest suite so that (planned) mechanical tier repairs can take place in our existing unit for 3 weeks. Guest suites with issues (some resolved, some unresolved) including: No AC, no internet, washer and dryer not working, dishwasher not working, and some more minor things like carpet visibly soiled/stained, balcony screen door broken, tub leaking, refrigerator light broken, etc. With significant coordination from both sides, the leasing office has made some reasonable accommodations, like moving us to a 2nd guest suite with working AC an
