Gary Mann Total Property Management

We've had great experiences with the Gary Mann team so far in the 1 year living in one of their units. Last summer we needed to move to Moses Lake from out of state and could not come to view any rentals ahead of time. We applied for units with 3 other property management companies but got the run around and were even denied over things we had specifically asked about before applying. We originally hesitated to apply with Gary Mann because of the reviews, but our experience has been great. They answered our questions, processed our application quickly, and even took the time to do a video call walk through for us since we couldn't view the unit in person. I lived in Gary Mann's apartments in Ephrata for a year and a half, everything was absolutely wonderful and we had no problems. After that, we had to move to Moses Lake and decided to stay with Gary Mann, I found apartments to move to on their website and contacted them directly. The manager I spoke with was interested in our move, I didn't have to wait long for a response. Literally a week later we were able to move into our new home and there were no problems with it. I lived there for a month and today I received a refund of my security deposit from the previous apartment. I really appreciated for a fair assessment of the conditions after our stay.

Found a rental unit I could afford in Quincy a couple months ago. I called and they said it was still available at the time. Sent my application and fees to them asap. Didn’t hear from them for about a week while the listing got removed. Tried calling again and got the run around. After about a week of trying to call them I was told I was eligible for a rental unit of up to $1900 based on my income. I told them I had already applied for a unit and when they checked, it was given to someone else. They did the old bait and switch. They took my $50 (and probably others as well) and collected the money knowing they had given the rental unit away. Honestly, attempting to rent through here has been a joke. The people I've spoken to have always been friendly, but there is always a new reason why we don't qualify for any of the rentals despite our applications being approved. If there is a specific criteria that needs to be met outside of rental history and 3x rent, that should be made clear before someone pays an application fee. I've been house hunting through them specifically for months because our applications were approved and good for 6 months, only to find out that we still don't actually qualify for any houses.

My Fiancé and I had to pay $104 before your able to see a house or apartment. Then when they decide you are denied you are out $104 dollars and you never had the privilege to see a house or explain your circumstances or why you were denied. We even called several times to speak to somebody with zero response. I think you should decide whether or not its a good fit first and then gladly pay the app fee. That way you are treated like a human not a number. I think its a scam and should be illegal to gather money before any Services were given. I want a refund.
