In my 8 year ownership of this condo through this agency, I can testify to this organization being extremely racist, discriminatory and retaliatory, which heightened in 2020. I’ve regularly documented their vindictive and inappropriate behaviors through the BBB and will continue to do so monthly for the entire duration of my mortgage. Their passive aggressive responses to very valid and obviously truthful reviews on this page that address consistently similar complaints is very reflective and extremely telling of their behavior. Of recently, I missed HOA fees, but made multiple attempts to pay it off via phone/online portal, & sent a letter with a check for the amount via mail that was cashed by the agency, but still received notice that the balance wasn’t paid off. They are a great company to not bill for violations in your bylaws for your complex. They can only send letters for parking violations and breaking the rules $25 per violation. We have collected $0.00 since 2023 in violations with th8s management company. But homeowners have to deal with the decline of peaceful living and bad resale prices with over 50% renters 2025. This company is good at rentals units but not homeowners complexes 2023 to 2025

I have a water damage in my bathroom's unit . And the management company are refusing to file a claim on their insurance, because they claimed I caused the damage, even though i'm fully cover. I have tried to solved this problem with the manager Dennis Lewis and Andy , but they been nasty and not professional with this matter. When I tried calling them, they don't let me speak and they hung up the phone on me. They have also said that they will see me in court, because they will not file a claim. Also, I have sent may emails asking about the bylaws and the contact of the President of the Board of Directors, and till this day, I haven't got any answer back.

This is one of the worst management companies to deal with when it comes to filing insurance claims for water damage, mold, fire, or similar issues. They will fight you every step of the way, and if they do end up filing the claim, they often try to keep the insurance and make you jump throughhoops to get it. If this company manages your property, take action—go to your HOA, vote, and push to have them removed. Their reviews speak volumes about the kind of company they really are.

Always an issue, ever since they took over the last 2-3 years my rent has gone up every year and the issues as well. We’ve been dealing with ongoing loss of hot water and the property manager is on his 2nd vacation of the year and there’s no one to help on the weekends like usual. They allow anyone with money to move in, dogs are not allowed per our lease but the property manager has been letting ppl pay him on the side and won’t amend our lease. Parking is hell, the lawn and trees grow wild. When it snows we’re trapped in the building for days!!!
