Better hope it doesn’t snow when you live at one of their properties cause they don’t plow, shovel, or ice! Our driveway it’s a hill and straight ice so cars can’t leave due to the lack of care fees a smith shows to tenants. Been calling no answer been emailing and get a half ass response saying Someone is coming to plow but never did! Absolutely no care for tenants! Don’t rent from them they don’t care about you

I am extremely disappointed with PMI DC Beltway and Fred A. Smith Company regarding their handling of a serious snow and ice removal incident, as well as ongoing maintenance failures. More than 48 hours passed after the snowfall and no snow removal occurred. The snow turned to ice and blocked both my front and back doors, leaving me trapped inside my home. This is a major safety issue, especially because I have an infant in the home. Snow removal should have begun Monday, January 26, 2026. Instead, PMI DC Beltway sent an email stating removal began Tuesday—by that time, the snow had already turned to ice, making removal far more dangerous. The entire community remained unshoveled, including sidewalks and common areas. I contacted Nuria Reyes, the property owner Gail Spence, and Fred A.

I live in Wisconsin House in NW DC, for which FAS is still responsible for maintenance, but is, thank God, in process of being purchased by another rental company that hopefully cares about their tenants health and safety more than Fred A Smith does. I write this on November 11th, it is 35 degrees outside, and numerous apartments in the building are without heat in their main living area. Heat was not even turned on for the entire building until November 8th, which is almost a month after they should have turned it on according to DC city regulations (October 15th). I can only assume the lack of heat I am currently experiencing is due to a series of major pipe bursts this building has sustained since September, and which displaced some tenants due to the extent of the water damage that too

You’ll love renting from Fred A Smith. They really excel at being swindling slumlords. They don’t respond to maintenance requests. The apartment “building” is a house with 2 floors. There’s a hole in the wall mice and friends come through still not resolved. Crazy I’m not I’ve had to pay out of my own pocket for an exterminator. They lock you into a Diddy 360 deal. You cannot terminate the lease early- now I see why. It’s a scam. BELIEVE THE REVIEWS. The business next door uses the trash cans - I had to pay $300 to have the trash removed.
