The property manager does not know the laws for illegal of viction she changed the locks and in the state of Missouri that is considered a self-help eviction and is illegal no matter what the tenant has done to terminate a lease only a judge can order a eviction

The worst experience and not a good place for single parents. Yes it helps bc it’s income base but the ladies in the office will loose very important paperwork for your recertification even if you personally put it in their hands, they won’t give you a laundry room key for over a year even after multiple requests which results in an inspection bc of dirty clothes pile in front of the closet, you’re guaranteed to get at least one eviction notice due to their negligence to process paperwork on time, they will raise your rent to full price and not tell you for over 2 months which is not within the lease. These ladies in the office do not need to be doing this job

The landlord and staff are nice people and maintenance they get things done and very polite good people come rent from

Management style is stifling. I know several people who live there, and have in the past and none of them need micromanagement or people entering their units at will and pointing out new restrictions they seem to make up as they go along. I’ve personally observed it. Nice enough place, bad clique- ish management team.

Lived here over 11 years now. Never really had an issue. The management is quick to deal with problems and the maintenance staff is top-notch. You get the occasional party bunch that moves in but the office staff is quick to straighten them up or send them elsewhere. I'd recommend Festus Gardens to anyone looking for exceptionally maintained, low-income housing any day! Update 06-02-2025 Since my previous review in 2018 a lot has changed at Festus Gardens. After a transfer of ownership and more specifically a new management company, the quality of life here has become intolerable. While the units themselves are more than adequate as far as size and the location is decent for those who lack transportation the new management is abysmal.
