Federal Standard Abstract provides excellent service when I once had a post closing issues. I sold the house but I kept getting notices from my lender. Federal Standard took over and communicated with the collection agency. It turned out the mortgage servicer mixed up and they stopped the mails. Thank you for the prompt assistance and relieved me from the unnecessary stress. If you are a real estate attorney, do NOT use their service b/c they are cheaper. The reports are produced by non English speakers who have limited knowledge about insurance and U.S legal system. Their understanding of the transactions are horribly inaccurate due to their limited knowledge, which explains why most of their clients are non English speakers. If you need a healthy, reasonably calculated title insurance policy for your clients, do not hire them b/c they don't understand what they are doing. If you want a lousy insurance policy that your clients can come back and claim the damage, do NOT use then b/c the operation team has no work ethics about the policies they sell.
