I’ve lived here for almost 7 years and have no plans on moving because I love it here. It’s safe, close to downtown, close to Buda/Kyle, and conveniently close to Southpark Meadows. I’ve lived through changes in the leasing office and can confidently say that Austin, Don, and Kallyn are amazing. They have consistently gone above and beyond for me. I’m not interested in finding a new apartment complex even thought I constantly receive flyers for new builds. Why? Because I know the management here and I trust them. They’re honest, fair, accommodating, and do their best. You can’t make everyone happy and not everyone is a good tenant. A lot of the complaints I see in the other reviews stem from bad tenants that don’t respect their community or have unrealistic expectations. Born and raised in
The place is a wonderful place to live inside and out! Hard workers work here and you always see them working hard whether they are in their offices or on the property somewhere else! Get to know them and they will get to know you. If you are friendly you will love this place and if you are unfriendly you won't love this place. Quiet hours begin with the staff and end with the residents. Your security, your safety and your concerns are their top priorities. You really cannot put a price on everything that they do for you around here. If something breaks, they work hard to fix it. Living at Farmhouse has been such a great experience, and a big part of that is thanks to Kallyn and Austin. Every time I’ve reached out, they respond immediately and always with such positive, friendly personalities. They make the process of living here feel effortless, and honestly, they never fail to make me laugh and smile. Their attentiveness and upbeat attitudes truly set this place apart. The complex itself is beautiful—modern apartments with tall ceilings, spacious layouts, and thoughtful details that make it feel like home. Horrible, horrible place! I was forced to delete my last review because apparently you’re not allowed to post a negative review while still living here. I’m reposting now because people need to know the truth. Living here has been the worst decision we’ve ever made. What’s advertised as a "luxury apartment" is really a poorly run guest house. Half the units are treated like Airbnbs, with new guests arriving every week or two. If your unit is near one, God help you, every weekend feels like living next to a nightclub. They claim to have "overnight security" but it’s just a phone number no one ever picks up. Then there’s the money. Rent and utilities go through Conservice, and they charge whatever they want. The office hides behind, "We don’t have control over that." Our base rent is $1,898
Don’t be fooled by the glowing reviews, most of them are written by management, staff, or even their family members. For example, the manager (Kallyn Duran) and the assistant manager’s sisters (Austin Segal) all left 5-star reviews. If you look at the recent 5-star reviews, many are clearly fake or made-up accounts. That’s blatant deception. Apartment that relies on fake, biased reviews to cover up serious problems is abusing the trust of its residents and has zero accountability. I lived here for two years. The first year was okay, but the second year turned into a nightmare. Management is absolutely terrible, they do nothing to address problems.
