I strongly do not recommend Fall River Property Management. My experience has been extremely frustrating and unsafe, and it shows a clear pattern of neglect and lack of care for tenants. One of the biggest ongoing problems is maintenance that is never properly fixed. My ceiling tiles constantly leak, and instead of repairing the issue, I was told to fix the ceiling tile myself. This is not a tenant responsibility. Water damage, leaks, and ceiling issues are serious and should be handled by professionals—not ignored or pushed onto tenants. Another major issue is lack of emergency response. Fall River Property Management claims to be “24 hours,” but this is not true. When urgent issues happen, no one answers. Calls go unanswered, numbers are “closed,” or messages are ignored. When you actu

I am very dissatisfied with this company. I scheduled two appointments to see two different apartments in New Bedford on the same evening with the agent, Adam. He was a NO CALL, NO SHOW. I drove over an hour to view those apartments, only to arrive then have to turn right back around again because Adam decided not to show up, and not to bother to let me know he wouldnt make it. I confirmed my appointments well in advance. Adam did text me via his personal cell number about an hour and a half before the viewings, so he definitely had my direct contact number. He DID NOT CANCEL. I even texted him when I was on my way and when I arrived at the first location. But no further responses from Adam. I then texted him that I drove over an hour. Mike Davis got here promptly, he fixed the bathroom sink that can actually run now. He worked emaculately and took his time to make sure the sink wasn't leaking after the job was done, because with these older properties the pipes sometimes after the job is done and they end up with leaks. He was very professional with his work overall. Mike is a very nice addition to your team. Very much appreciated. The garbage disposal was a bigger job to do & he did a great job. The work he did was very emaculate and clean. I like when someone makes the effort to clean up after themselves. He was very quiet and patient; i was very impressed for a young man handling himself very well with his work. A great addition to your maintenance team and I would definitely have him do work here anytime. Appreciat

I never like to leave bad reviews as I never want to mess with people’s income HOWEVER I gotta do right by the people, they’re crooks. Used them as a landlord for about 3 years and there was ALWAYS discrepancies on the ledger report. If you don’t read the report I guarantee they’re stealing from you. They had $600 descriptions that were false, double charges, if a tenant left a mattress out instead of informing me so I can handle it they’ll automatically charge you $200 when the city charges $20 to throw it, with a $100 fine if you don’t. The wife never wanted to handle escalations always handed it off to her husband Jose which was no help. I live away and when I returned the common area of my building was filthy although I paid for cleaning and the tenants stated they NEVER seen anyone cl
