Exclusive Association Management (EAM)

I’ve worked with a few property management companies as an HOA board member. Julie and her team at EAM have been the best for our small building. We hired EAM after our previous management company disappeared overnight, and we needed to get organized quickly. Julie stepped in right away, got us onboarded in a flash, and helped us take an honest look at our needs and finances. She recommended a reserve study. It wasn’t cheap, but it was worth it because it gave us clarity around finances and long term maintenance planning. With that clarity, we were able to strengthen our reserves and get the building in shape much faster than expected. No property management company is perfect, but EAM stands out where it matters.

I do not recommend anyone be affiliated with this HOA company! Their sole purpose should be to keep the community beautiful and safe; however, it is evident that they are a money hungry company that lacks morals and integrity! I moved into a property and was fined over $500 for a violation that was resolved IMMEDIATELY! The notice stated that it was our THIRD notice when that was not true. We never received a Courtesy Notice or any warnings. They just started fining us $100 PER DAY for something so small and had already been resolved within hours! We been emailing and trying to contact someone for further explanations but NO RESPONSE! This company is unresponsive, unprofessional, and lacks integrity! I cannot share enough about how awful this management service is. They are constantly sending notices and fining us as though they are trying to run us from the neighborhood. I am pretty sure that it is discrimination. I have been sent a notice asking to pressure wash my driveway when the spot that was there dried up by the time I got home. Additionally, they are fining me for weeds that are not there. Not only did I previously have a weed service (that I sent proof of), I also sent pictures of the exact spot immediately after I got the notice and there was no weeds. Our lawnmower broke and the grass is growing back unevenly. There is a difference between weeds and overgrown grass. Well I normally pay over the amount owed when paying my bills and have done so with this HOA. However, I get a notice that I owe 350.00 when I had a 150.00 credit. This HOA does nothing for the neighborhood except cut the grass at the entrance. Nothing about new houses being built in the same subdivision, what type ( affordable or what) which will bring more traffic, school buses and foot traffic. We report when the street lights are out… they don’t. And they have gone up…. For what?
