Durham - a Quinn Residence

This community is quiet and is typical of a rental community. The pool is a nice amenity. However, there are hidden fees and the units are overpriced for what you get. The "smart home" package is nothing more than an app that allows you to control 2 lights, and two thermostats. You are not allowed to put the utilities in your own name and there is very little accountability for what you are charged. For example, you pay $100 "solar recover" every month but you ALWAYS end up having to pay electricity without ever seeing your meter readings. A Duke employee told me our unit produced more electricity than it used and I could never get a straight answer from management. They also add in gas, trash, sewer, AND water without itemization of what you are paying for. Pets are $35 per month per pet

We cannot rave enough about living here. We've been here for a little over a year. Love that all utilities, landscaping, insurance are paid together along with rent. They even give you an option to split your monthly payment into increments. The houses are recently built with quality products, and are in great condition. Every house has its own fenced in yard and solar panels which keep the electric bills very low. The community is well kept, has a pool, and community center. We are sad that they don't have a 5 bedroom house that we need. We are soon to be moving out but will be paying way more than we are paying now. The neighborhood is great for families. I love how safe it is to see all the kids and parents playing outside.

My husband and I are totally happy with our decision to make Durham Properties our new resident!!! I have no complaints at all, if I ever had an issue the office was always very helpful!!! As we are a retired Military family, living our best life, I highly recommend this place!!!!

horrible rental company. hidden fees are ridiculous! rent was supposed to be 1895 but with all the fees we are currently paying 2300+. I was told when we moved in that the drainage in the back yard would be fixed and the yard would be re-sod. None of that has happened! The lawn care team ran over a metal trash can that was in the corner of my yard and they refused to replace it. The foundation is crumbling because of the moisture and we are fighting millipedes inside and out. The house is so poorly insulted that the A/C cannot keep up to 70° and freezes up. I would NOT recommend.

I've been a resident since September 2022. Quinn Management recently took over and the transition has been smooth. The community is nice & quiet for the most part. Neighbors are friendly. Looking forward to less "fees" and excited about the grand opening of the amenities center tomorrow. Truly hoping there is is a space for renters to reserve on the inside to complete some work meetings. An onsite gym would not be so bad either! Excited for the new management.
