I have been very disappointed with the living conditions at Dunwoody Xing Apartments. There are serious and ongoing issues that management continues to ignore. The mold problem inside the units is unhealthy and makes it hard to breathe, especially for older or sick residents. The ventilation system is very old and poor ,and weed smoke from other apartments spreads through the vents,even though smoking is not allowed in the units. Outside dirt, and poor landscaping make the property look neglected. There is also a constant sewage smell around the area, which shows that maintenance is not being done properly. This is the best you're going to get in this area for the price! Moved here in 2019, left and came back in 2025. Come here with the understanding that any city apartment complex of this size will have it's drawbacks. The location is great with access to parks and the highway. The neighborhood itself is georgous with lots of amenities. There are community events every month. The maintainance team is quick and the grounds keepers work hard to keep the place clean. I would caution that this property is owned by a large corporation so it is run that way unfortunately. Some people have complained about the office crew. Do not lease from here. If you are desperate and have to lease from here, don't do a terrace apartment. I've been here since since 2021 in hopes that my living experience would get better, but it's only gotten worse. The major pro about this community is that the apartments are big and spacious. That's the only pro. The gates are never closed, so it's not a gated community. They will literally close the exit gates and one entrance gate, but leave the other entrance gate open. You never will use a log in for the gates, just come right in. The amenities are poor. They've had several issues with equipment stolen out of the gym. No security and gates never closed, anybody can come in. Every year, they only open one pool. Now the apartments are spacious, but VERY OLD and not well maintained. I

The community is well-maintained, peaceful, and conveniently located near everything you could need. From the moment I arrived, I was greeted with professionalism and warmth. A special shoutout to Michelle Hunt, the Resident Coordinator — she truly goes above and beyond! Michelle was kind, respectful, and genuinely cared about helping me with every question I had. This is your warning. Stay so incredibly far away from this place. There are other apartments for the same price that are actually managed. Gates are open 24/7, people breaking into cars constantly because of this, lots of residents playing loud music late at night- just sitting in the parking lot blaring it... they're smoking a ton of weed it's like most apartments smell of it. There is dog shit EVERYWHERE you step, trash compactors are out of order almost half the time, people drive like bats out of hell through the community and of course that's not monitored... I swear, this is like section 8. Y'all need on site security and working gates!
