I had a very disappointing experience with Downing Property Management due to a serious lack of communication and professionalism. I was scheduled to move in on November 1st. The Monday prior, I called them around 4:30pm to arrange key pickup, only to be told my move would need to be postponed by at least two weeks. At that point my movers were already booked and my previous home was fully packed. Because of their last-minute delay, I also had to take additional time off work and pay extra fees to extend my stay at my previous residence. I’ve had an amazing experience working with this property management company in Davis. From the very beginning, their team has been professional, responsive, and genuinely caring. Any questions or maintenance requests are handled quickly, and they always communicate clearly so I never feel left in the dark. What really stands out is how much they value both tenants and property owners. They keep everything running smoothly, making sure the properties are well-maintained while also ensuring tenants feel at home. The staff is friendly and approachable, which makes a huge difference compared to other companies I’ve dealt with in the past.

Avoid! You will never get a clean house when you move in! Additionally, it is fine to organize viewings but leaving every door in the house open, and claiming it as "leave it as we find it" is ridiculous, the door is originally closed. When we expressed our concerns about privacy, not only did they fail to recognize the seriousness, but they also tried to threaten me with unreasonable fines.

I have rented an apartment from Dowling for the last two years and recently moved out. They were friendly, helpful, and their repair person always responded to things quickly. I'm not usually one to have positive feelings towards landlords/property management companies, but this one seemed to earnestly aim to treat us well. An example - The washer or dryer broke 2-3 times while we lived there (as expected. Those machines served 4 units with lots of students in each.), and each time they were fixed or replaced quickly, often the day after we notified them. We will be getting our deposit back soon, and my interactions with them so far have led me to believe they won't be taking advantage of us in what we get back.
