Do not sign a lease here. Horrible place to live. but I’ll start with the positives because I don’t believe in pretending everything is bad. The property is visually appealing. The grounds are maintained well enough, and from the outside it looks like a solid place to live. Maintenance is usually prompt and efficient. Pool is cute if you’re easily impressed. ISSUES: 1. Parking The parking situation is honestly one of the worst I’ve experienced. The spaces are extremely small. Management refers to them as “compact,” but they are not marked as such, and a significant portion of the complex appears to be these so called compact spaces. This isn’t just about fitting your car between the lines. It’s about being able to physically exit your vehicle. If someone parks on the line, or if a larg

Beautiful apartments in great part of Austin. Maintenance is quick to respond and the office team is friendly and helpful. This was our first time renting and Cortland is the best. No complaints. We recommend this place! Great prices and great amenities.

Ms. Lexi has been amazing!!! From the day I took the tour she has done more than expected. The property is always nice and clean and quiet. I love the gym!!!

Going into my 3rd year with them, I can say that Cortland Bluff Springs is an amazing place to call home! The prices are very reasonable for the quality you get; spacious, beautifully designed units with modern finishes. The amenities are top-notch and always well maintained, and the location is super convenient for getting around Austin. The staff is friendly, professional, and always quick to help with anything you need. Overall, a great community with great value!

Don’t move here This place is a nightmare. Management randomly enforces rules and fines while ignoring major problems. Trash policies only seem to apply to certain residents, the compactor is always broken, and the dumpster is always overflowing. Trash and pet waste are everywhere because no one cleans up after their animals and management doesn’t enforce it. The community is unsafe and loud. Kids run through the halls at all hours, banging on doors and even riding dirt bikes inside the building. People have urinated off balconies onto mine more than once. Packages and porch decorations get stolen constantly. The whole complex smells like pee. Inside the apartments, things are just as bad.
