Zero stars. Have had the displeasure of having lived here over a year and it's awful. They let trash and recycling be piled up which not only makes it smell awful and look terrible, but I've seen numerous rats. Also kids leave their bikes and scooters in the middle of the hallway so you can't walk which is an extreme safety hazard and shows that those who live here do not respect other residents. Kids also ride their bikes and scooters on the road, again another rule they don't enforce and extremely unsafe for the kids and people driving. Kids who are clearly under the age of 15 are left unsupervised in the pool and act crazy, not fair to us who follow the rules. The walls are paper thin and the family that lives above us has a child who screams and runs around which you can hear all night

Honestly, I don’t think the people in the office really know what they’re doing. You can send an email and never hear back, and when you follow up in person, they’ll say they were “about to call you,” which is definitely not true. They seem way more focused on making TikTok videos for their Instagram page and showing off how great this place supposedly is. But once you sign that lease and move in, it feels like they stop caring. Corban has so much potential if they actually hired people who know what they’re doing and genuinely care about the residents. Management is consistently unresponsive to residents' concerns and fails to uphold parts of their own lease agreement. One example is the mandatory "valet" trash service, which residents are required to pay for. Trash pickup is often missed, leaving garbage to accumulate in hallways for a full day or more. Combined with the humidity, this creates an unpleasant and unsanitary living environment. After notifying the front office, I was told the issue would be resolved, but no action was ever taken. This is the second time in a week trash has been missed. Despite the poor service, the lease renewal includes a significant price increase for this mandatory service. I lived in this condo and had serious issues with the move-out process. I left the apartment in better condition than when I moved in, and during the move-out inspection, the person conducting it confirmed that everything was fine. Yet, management charged me nearly $1,700 for stove cleaning and carpet replacement—charges that are excessive, unjustified, and clearly fall under normal wear and tear.
