Colonial Manor Apartments

Very disappointed with the communication of the leasing manager. Tried calling several times to follow up on an application. No return calls. Left several messages as well. We even went to the office and no one is there or they leave before their closing time. Their also open only certain days. We go on those days and NO ONE is there! 🙄

Have been living in this apartment complex for several years. Looks good on the outside but once you live here you will start to notice everything about this place is bad. Plumbing is horrible. Bathrooms aren't properly ventilated. There is mold and mildew in the bathrooms, they just paint over it. (Not even good paint jobs, they get paint all over the floors and fixtures) Heat is included but only when they want it on despite temperatures in your apartment. You have to constantly complain for things to get fixed. Rent goes up every year, so if you think they are affordable that changes.

Has rodents! Manager does nothing! Doesn’t return phone calls or messages for weeks! DO NOT MOVE HERE!

The only reason I gave 1 star is that's the only way I can give my review. In Monroe country the housing law indicates that after 2 years of living in a rental , the property must be updated and painted . This is based upon the better housing law of Rochester . Feel free to contact RHA to verify. I lived there for 7 years , that means it should have been painted 3 times, and updated. My fridge broke and they replaced it with a tiny fridge ment for 1 person (I have 2 children) . My back burner started making weird sounds , and they sent a maintnance guy up . 2 days later none of my burners worked . I told them I kept hearing a dripping sound under my kitchen sink , the maintnance nan came looked said everything seemed fine, a couple days later my downstairs neighbors ceiling above their kit

DO NOT MOVE HERE! Rodents, mold, water pressure sucks, units are outdated they won’t remodel but the rent goes up EVERY YEAR. They have one dumpster for the entire complex that is always overfilled. No playground for kids. Inconsistent cleaning person to keep the common areas clean.
