Can't recommend Cobalt Property Management enough. Travis, Jenna, Melissa, and crew are very attentive to property needs and are very easy to work with when it comes to maintaining their properties. If you are looking for a place to rent or looking for a PM to manage your property, definitely give them a call.

In the roughly 6 months we've lived at apartments managed by Cobalt, we've been without a washer for 2. Cobalt continues to tell us they have no update, no word on the warranty and no plan to replace the washer in the mean time. Meanwhile, we continue to split the cost of water among apartments with no adjustment on top of spending hundreds now at the laundromat. I've never had a property management company take so long to fix anything. Stick with My Lucky House or Hummingbird. They both treated us right for over a decade. Cobalt is not it.

I cannot overstate this, absolutely do not rent with them. This is by far the worst property management l've ever dealt with. I rented from Edgewater Apartments with Travis Babcock as the property manager. Maintenance requests go ignored or take forever to be addressed, the garbage is constantly overflowing, and management is completely uncommunicative with tenants if you have a problem. Parking is an absolute nightmare. There aren't nearly enough spaces for the number of tenants, and they have no plans to fix it. They actually sent out a review questionnaire asking what they could work on, just to respond with basically "well, we can't make any changes." On top of that, their leases and conditions are awful. We have had a terrible experience with them start to finish. We signed our lease, then less than a week before move-in received word that our unit would not be available, and we had to move two more times within the building just to get the original floor plan we signed for. They also severely underprepared parking spots for our building, with all of the spots routinely filling up and forcing residents to park elsewhere or on a curb—which Cobalt then threatened to tow cars from, despite their failure to provide an adequate number of spaces. Beyond the logistical chaos, it's clear that Cobalt engages in shady and predatory leasing tactics. They lock tenants into leases under false pretenses, then pull last-minute changes that leave you with little choice but to accept. Their practices feel
