We contracted with Chris Manning Communities To do a full gut remodel. I’m so glad we did. We worked with Maggie and Travis they were professional, friendly and knowledgeable. If I ever need to do another remodel I will definitely contact them!

I have had several homes built by different companies and this was the most frustrating and worse experience ever!!! First, Manning messed up when putting in the community by failing to include a fire hydrant to the rear lots (including mine)! This stopped them from starting the home when verbally promised setting construction back about 7 MONTHS! In the interim we lost out on $1,800 per month for rental of my wife's condo as we needed a place to live!!! Next we were promised $5,000 off of the home cost at closing if we paid a large deposit which we did... We never received the $5,000 as they said we did not pay installments which THEY never billed us for!!! Three times I requested my money back and we would walk away and was told three times the money would be in my account in about 30 da

Grand Harbor Yacht Club used to feel like a utopia — a true escape where the experience matched the price. Unfortunately, that’s no longer the case. Prices have skyrocketed to ridiculous rates, yet the quality and amenities have gone downhill. The hot tub, for example, has been broken for years with no resolution in sight. For a club charging these kinds of fees, it’s unacceptable that such a basic amenity is left neglected for so long. The cabana, which once was a highlight, is now barely open, closes far too early, and when it is open, it’s poorly stocked. It feels more like an afterthought than a premium feature. What was once a premier destination is now a shell of what it used to be. The charm, value, and attention to detail that made Grand Harbor special have been lost, and sadly,

I have lived here five years now. I would agree with the 5 stars posted from two or more years ago. This is a great place to live. The golf course is actually amazing. The community of members is fantastic. The people here are beyond amazing. However, there has been a very fast and sharp decline in the management of our club. People are not happy. The management does not care one little itty bit what its members think. They don’t respond to concerns unless it is to reprimand or threaten the membership. The current manager actually enjoys telling members they can just move. It is true about the pool, cabana, food service and general services of the club being very insufficient. They cut access hours, increase food costs with fewer options. If you have a legitimate concern you are labeled a

We purchased our dream home in Grand Harbor over seven years ago. This is an amazing community. We love it here. BUT!!! In the last 18 months, we have seen a complete decline in confidence in the management to address the concerns of the residents of Grand Harbor. It has gotten particularly worse under under the current management team which is lead by Stephanie Cherok. She runs this place like a tin-pot dictator. She allows no feedback from the community. She openly mocks and is rude to residents. Chorek has created a toxic environment and is running this place into the ground, however she is delusional and thinks she is doing a great job. Under Corek's stewardship we have seen food quality decline and prices go through the roof. At the Cabana in the last few weeks we saw prices go up 6
