Purchased a Southgate model and love it. The communication during and after construction has been excellent and any warranty issues were resolved quickly and above expectations. We would definitely buy from Stanley Martin Homes again!

I wish I would have never buy this house. We have been without a working shower in the master bathroom for more than 3 months now. I told them about the water coming out from behind the walls in November 2023, and they didn’t started working until March. The warranty department will make your life misery. Every person in the area has complains with the houses. If it is not the floor cracking in the garage, or a leacking shower like happened to me, is something else. The more you talk to the people around, the more things you find out. And by the way… I have not seen any of the 11 people that rated 5 stars around. Things are so bad that one of the constructors, David, did quit a couple of weeks ago.

Edited to add: we were not given the incentive rate lock for December since our house was originally set to close in January. They also have an incentive going for January and we were not given that incentive either since we closed in December. Just all around denied the incentive rate even though we qualified and were promised it. Anyone else have issues with the promised rate lock? We went under contract in November when all the incentive rates were going for houses that closed at the end of December. Originally our house was market rate since it was to close in early January, but the sales rep told us if it closes early by 12/31 that we could ask for a rewrite of the contract to get the lower rate from their promotion. The single most misleading sales company I have ever dealt with. Bait and switch at every opportunity. If you are interested in a promotional rate, get it in writing with a witness because they will do everything they can to pull the rug on you before closing. Sales representatives showed us the wrong plans, already sold lots, and incorrect pricing. Sales manager completely threw the sales representative under the bus AFTER we put down deposit, retracted all loan rate incentives (why we went with them in the first place). We go through all of this, are told by Stanley Martin sales manager that the sales rep was wrong about the promo’s (it magically didn’t apply to our house out of all of the houses, despite being priced similarly and having similar feature packages). I moved into my new home in September and I have been more than pleased. I did have a couple of very minor things to be addressed and there were no issues at all with the warranty department taking care of them. Brian even popped over within an hour to help answer some questions on my moving day. I am very happy with my purchase in this community.
