Blue Leaf Management

Unresponsive and unprofessional. I paid a $1,000 deposit for Ilona Lofts (221 Jefferson Ave, Apt 4) as required by Blue Leaf Management. They’re quick to act when they need money from you, but when it’s time to refund, they’re absent. My lease ended 2/24/2025; they’ve ignored my requests, with no claim or notice within 30 days, per Florida law. Dominique Bailleul and team are a nightmare. Avoid! I already filed complaint with the Department of Business and Professional Regulation. All positive reviews are from Blue Leaf management people. lol

Don't walk... RUN AWAY!!!! Hands down the most unprofessional & unethical management company I have dealt with. No replies to any of my emails. It's been 3 weeks since I've requested condo docs and nothing! A complete up hill battle. Not sure why but some fishy is going on behind the scenes... be careful before hiring them.

I wish zero stars was an option! This management company is currently managing my condo building and it is a complete disaster. He is so unresponsive, it's just unbelievable. I contacted him about my HOA payment, he never replied, I contacted him about the bug spraying, he never replied, I contacted him about my mailing address, he never replied, I contacted him about why he never responds to anything at all, he never replied! The only time I ever got him to reply to any questions or issues was when I included the HOA president in the CC part of the email. Then he replied. Additionally, when he tried to run a Zoom meeting nobody on the Zoom call could hear anything at all, I had my volume turned up all the way and could just barely make out a few words here and there, I wrote in the commen

I would give zero stars if it were possible. I am a homeowner in Miami Beach. This so-called management company is beyond incompetent—they don’t manage anything at all. They are completely unprofessional, rude, and utterly incapable of doing their job. They ignore every email, and on the rare occasion that you manage to reach them by phone, they are rude, dismissive, and will even hang up on you. If you’re considering them for management services, save yourself the trouble and look elsewhere. In response to BL’s comment, I emailed Dominique on 9/11, a week ago, requesting a document that has been available since August (renewal date). There’s no excuse for being rude to someone who remains polite despite your behavior.

Read all the negative reviews here and was very worried, however my experience with Dominique was an absolute pleasure. As a renter (and not an home owner) I was worried I will be treated poorly, but Dominique has been great in all aspects of our move in to our wonderful new apartment. Application was approved in a couple days and he was always responsive and pleasant to deal with. From my understanding, Blue leaf does not manage any units, only HOA’s, which mean they don’t hold deposits at all so not sure why there was a claim they took the deposit. The property is being kept in a pristine condition and I think it’s one of the best condominium buildings in MB. Thank you for everything, it’s was a pleasure working with you Dominique!
