Biscayne Apartments

We have been with Biscayne for 15 yrs. It has definitely changed since new management with Ginko. Our property used to be clean and well maintained. Now, buildings are dirty, trash left at the dumpsters for days. Maintenance was not always efficient and some of the techs didn't seem to care about repairs being done right the first time. We did have a good experience with Karla and she made our recent move out easy and problem free. We were shocked when asked to leave, since our lease was up end of Sept. The location is good and provides easy access to uptown and the highways. Beware of break ins, since we experienced a car theft in Jan 2024.

Do not rent from Biscayne Apartments aka Ginkgo Properties. The apartments are not well maintained and maintenance is not done properly. I have had numerous issues since moving here in October 2024, including the kitchen sink leaking, the dryer not working, and the hot water in the bathtub coming out brown. The water issue has happened intermittently since October and they have said they fixed it but it keeps coming back. All of this is happening in a newly renovated apartment! I am attaching a photo of the brown water as it looks today, August 16, 2025. This is the fourth time I have filled, drained, and cleaned the tub in the last hour and a half and it is still coming out brown like this!

DO NOT LIVE HERE! I will admit at first when we viewed the space Becky was excellent and provided great service, the renovated apartments are nice, new appliances. but now after you move in you can forget getting in contact with the office about your problems. I tried calling several times about car break in’s that happened to myself and my neighbors , I refused to walk my dog in the neighborhood and it’s quite small, due to finding used needles, busted alcohol bottles, drugs on the sidewalks, homeless people and non resident people sitting outside at night/day asking for money, and the maintenance people do not properly fix things. If i could give this place 0 stars I would.

I have been in my apartment for about 8 months. I do love it. It’s affordable, spacious and in a great location. The only issue that I have is my dishwasher does not work properly. And it’s all brand new appliances. It hasn’t worked properly since I moved in 8 months ago. I have put in 8 maintenance reports and I’m still having the same issue. I’ve tried to contact corporate but no one is calling me back. At this point I don’t know what to do and I can’t even use my dishwasher without flooding my kitchen floor.

Apartments ok but keeps getting new management and price continously goes up. The apartments are not worth the money, people sleep outside , trash everywhere, management doesn't communicate. For people saying it's a great place don't believe that. Yes it use to be when I moved here eight years ago. Find another place it's not worth it rent is now more than $1200.
