Berry Trail Apartments

I just moved out after living in The Berry Trail Apartments for nearly 3 years. It was great experience with nothing the best to say about Shelly, the Property Manager, and Rigo, the Maintenance Director. The grounds are also well kept, and the location is perfect with easy access to downtown Dallas and North Texas.

Berry Trail is located in a rather pleasant corner of North Dallas. Within a half a mile there are spas, fine dining establishments, Grocery stores, a Bookstore, and a park that's great for taking a relaxing walk. Although near a crossing of two major streets, the lush greenery, and an abundance of trees (including a very fine weeping willow in the center of the property), prevent the noise pollution from reaching the real estate.

Lived here for many years and other than it being an old apartment with a lot of maintenance needs and maintenance being very slow (there is only one maintenance guy so it checks out), it was a good place to live. Overall wonderful location (except the street racers on Preston), and management is great. One of the best apartments I’ve lived in.

The Manager and is never there. No one cares about this run-down apartment complex because the rent is the cheapest in the entire area. Background checks are a JOKE. Rats on the outside and ants on the inside. Most people do not pick up after their dogs. Roofs in most buildings leak and there is painted-over MOLD in the units. There is an old creepy man at the front of the complex who stares at you, and tries to hug you even though he has a girlfriend. He has lived there forever. Why is he hiding? Crime is increasing, and it is right there in the complex. Where are the children? I thought it was illegal to discriminate against families.

Unfortunately this place has gone down. Management is NEVER at the office and does not respond to correspondences or phone messages. Maintenance does not "maintain" or fix any issues inside or outside your apartment. The outside may look well maintained, but the inside of apartments are not maintained and haven't been upgraded in over 20 years. Parking is a nightmare and visitors are always parking in tenants spots and never in the visitor section. Tenants sit on stairs and stand in front of apartments and out in the middle of the parking lot. Neighbors are nosey and disrespectful (you can hear everything through the walls.) Ants and wasps outside on patios. Ants inside your bathtub, dishwasher, toilet, sinks, and in the washer. Tenants don't clean up after pets. Poop everywher
