Bel-Air Apartments

I am posting this review in my personal capacity to document events using public records and first-hand experience. Timeline: On June 30, 2024, I began renting from Align Communities, at "The Waverly." From the moment I took possession of the unit, until the present, Align Communities has been in blatant violation of my lease and numerous Florida statutes. On January 10, 2026, I began informing other tenants—using publicly available State of Florida records—how to independently verify apartment license status, preserve documents, and file complaints if they chose to do so. I'm not sure what work order they completed but I still have a broken closet doors, I still have a broken door lock that the key code does not work, I still have windows with screens that don't fit with wasp outside the window constantly trying to fly in, I still have issues with pest in the apartment, I still have issues of people parked in our lot but do not live here but yet management does not enforce the rules of outside parking even though it's posted as if it's the tenants responsibility to handle it. I still have issues of windows falling in because clamps are all broken. Funny this has been going on for over a year and half living here and STILL NOT FIXED. WOULD NOT RECOMMEND MOVING IN. I would give this place negative 5 stars if I could. Within the last year the lower levels of one of the buildings was destroyed in a flood, and there was a massive shootout in the parking lot leading to a dead tenant. Stray bullets flew through innocent peoples apartments. They are raising rent by hundreds of dollars this year. They built a subpar dog park and a grilling area that they still haven't hooked up gas to. While banning tenants from grilling with their own equipment. You can keep your apartment spotless and there will still be german cockroaches about that come in through electrical outlets and holes in the shower curtain. The management company installed a new smart home air conditioning and locks. If they feel like it they will turn down your AC to keep the climate at a healt

NEGATIVE 5 STARS!!! Do not move here unless you want to live in the most god forsaken place in Sanford, Florida. The Bel-Air apartments features a cockroach infestation, non-stop illicit drug use, cars rolling in bumping music at all hours, parking lot fights and more! Of course I have to give credit to Align management company, formerly Atrium for making this all possible! They really ensure you have the most “ratchet” living experience possible. They will never respond to your calls, random inspections scheduled for your little slice of hell, made up “late fees” and if you do not pay those day of, expect your complimentary eviction letter for no reason at all! Lived here for 10 months. Every review here is completely accurate. Glad I moved out right before the gun battle. Also don’t believe the responses from management. They are none existent. How ever, if you are looking for a trap house: this is a 5 star complex.
