Carpet in the common area smells like spoiled milk during the summer. Walls so thin (and probably not insulated), you can hear the person in the next building on both sides. Does everyone have a dog? Apartment doors are the same as the inner doors; thin wood that can easily be kicked in. Slow to repair anything and when they do, it's ad-hoc. Lights flicker even with a new bulb. Random water coming up through the tub. You can always reach victoria via email, but she conveniently ignores phone calls and voice messages, either way she's a great storyteller. You can do better, keep looking. Unless you don't want to.

be careful about moving here, i’ve been here for 8 years and the currently village owners do not care about this place. projects they start get half done, no security for the parking lots so people just walk in and open cars whenever they please. random people sleep in the parking lot inbetween cars. no cameras or security gates. people who do not live here let their dogs loose in the yards and leave their droppings behind. rent gets bumped up every year but no one ever gets anything fixed on time or at all. they don’t do background checks on tenants before they move in and we are often left with a HORRIBLE neighbor for years. no hear or hot water throughout the winter months, they claim to “fix it” when it’s an ongoing problem for years for everyone

Balsam Village seems like a beautiful place to live. After reaching out for a tour via phone, email and apartments.com for *three* weeks...no one will answer or reply. I was in the neighborhood one day and decided to go to the office in hopes to speak with someone about scheduling a tour and putting a deposit down. I buzzed the office for about 20 min-no one would answer the door. Don't waste your time trying to schedule a tour with this place, they have listings online for no reason. I can't imagine how current tenants are left in the dark with no reply. Please take down your listings!!!

I moved Back To Balsam Village Jan 24 I'm here now a lil over a year and glad I came back living here previously 98 - 2000.. beautiful apartment hallways always clean.. Ms Victoria is professional very nice I Am Glad Im Back Living At Balsam Village 👍

Been here over 18 yrs. New owners & Manager are great. Previous owners, Super - Don't even want to discuss. Recently, new paving was done on Dumont Ave (8614-8624 Dumont) and fencing was taken down for the expansion of the paving. The fencing was never replaced and it looks very bad. Got dog owners walking their pets and using grass area as toilet area for example. In general, area not good to even look at now. When will something be done? Other than that, Owners are doing lots to upgrade and Victoria is doing a very good job.
