Aves @ Twelve 100

I would like to congratulate Gerald, of the front desk team, for providing us with a great tour of the property on Saturday Feb 21st, as a walk in. I think the place is great and any student can live very happily at The Aves @ Twelve 100. As a result of the tour, we submitted an application for a 3 by 3 yesterday, along with 2 other friends. I would be eager to move in if I were on their shoes. Thank you!

Safety and Security- lack of . My daughter has moved in to this UCF offsite apartment. Recently an unhoused person walked right in to a students apartment. How you ask, the doors to the building were left unlocked and allowed this non resident of the building to gain access. This is a daily occurrence at this complex. The key fobs are not needed says my daughter, you can just walk into any building. In addition the parking garage has a gate, that is never down. This allows any car to come into the parking garage at any time and gain access to a building, where is the safety for our students. This same female unhoused person was reported from my daughter in the past to the office staff as this unhoused person was seen sleeping on a couch in a hallway. The indoor gym is not locked, key

I can’t keep my silence anymore I have to leave a review, whatever you do, DO NOT MOVE HERE. I’m the type to never leave reviews but this one has to be left because this place is just sad. I moved in August 2024 because this was one of the last places left available for me to sign a lease in the area. Price is very expensive but I didn’t have much of a choice. Very nice apartment everything was going good. I saw that the charges for utilities started to get high every month even though I’m not home much and my roommates last year weren’t either. This year I’m stuck paying over $100 over my signed lease a month in extremely high and unnecessary fees like utilities and other random things that I don’t even know why they are being added to the account. If you wanna be catcalled in your apartment move here. The communication is horrible. The gates are always unlocked. Constant fire alarm being broken. They will ignore you no matter how many times you ask the office. Elevators always broken. The cardio machines at the gym are all broken right now only 1 is working. They need better security and management.
