Auden Atlanta Apartments & Townhomes

Absolutely loved living at the Auden, I moved in when there weren't as many residents and it was great! As more people moved in, parking got worse and there was the occasional upstairs neighbor noise. (Very thin walls, you can hear a phone charger fall on the floor). Amenities are up kept and everything is always working how it should. Monthly events are also really nice! You don't see many apartments doing that, especially to the level these guys do. Only negative I will say, is the smoking. Its a smoke free community and people will stink up the entire parking garage and it seeps into the apartment. Nice property, but the approval process is very questionable. They use Snapt and nova credit to verify income. Also, it seems that management has difficulty providing consistent calculations. To qualify for this apartment, applicants must earn 3 times their post-tax income, not their gross (pre-tax) income, meaning they base eligibility on what is actually deposited into your bank account rather than your total salary before taxes. They only accept bank statements as proof of income. During the approval process, I was told several different amounts that I was supposedly short by. One person told me I was short by $400, another said $510, and the last person I spoke with said I was over $1,000 short. Nice property, but there is a serious issue with misleading information in the application process that needs to be corrected. Before submitting the application, the disclosure statement shown immediately before payment lists acceptable forms of income verification. That list explicitly includes offer letters and pay statements. However, when I confirmed with staff before submitting my $85 application fee and $250 administrative fee, I was told those documents are not actually accepted. Had I submitted the application without confirming, I would have lost a significant amount of money unnecessarily. Awesome top notch smoke-free apartment community. Resort style living, for sure! Excellent management team! Smells so good. Super clean! Great amenities. Well sound proofed floors and walls. I moved out of state, but really miss Auden. Haven't found anything else of such great value and comfort. Lolita, my leasing agent is professional, informative and will help you find what you are looking for.

Pros: - the apartments are spacious - the amenities are lovely and well maintained. Cleaning crew does their thing! - maintenance is very quick at resolution - monthly resident events are top tier Cons: - if you're not fortunate enough to live on the top floor, you'll never know PEACE. the insulation is so terrible! Literally, stomping back and forth on the daily. It is so frustrating and unfair. - other residents ruin the experience with the smoking (this is all supposed to be a smoke free place, but it is everything but that), and folks don't clean up after their pets
