Arlo of Olathe

I currently live in one of their apartments. They're charging more than these are worth. Not only that, if you want or need to leave they make you pay 2 months worth of rent just to cut the lease early. They also require a 60-day notice even of you want to leave sooner. So you're stuck paying rent still on top of paying them the cut fee. Plus half their tenants don't actually listen to the smoke free rules and do nothing about it. The older buildings, when you go to turn on the heat it smells like something is burning for almost an hour. Their appliances are severely outdated, even for the older apartments. The parking is horrible too, never enough space for everyone. They can't even clear out the tiny lots when it snows. The stairways are also very narrow. If you have someone living above

Me and my wife stayed here for more than a year only because our stay was temporary in KS until we both moved to AZ. Starting from the 3 mean ladies in the office. They are of no help and can't reach them for any issues regarding the apartment. My apartment flooded once, and they did not do anything to rectify the issue. When it started raining again and I went to see AMY, her answer was "well we can't control the weather, we will be opening in around 10 mins". AMY is the most useless among all. They have 1 good guy who helped us with any apartment issue. Apart from that the management is cruel. They just need to fire Amy and the manager. They don't care at all. TLDR: DO NOT LIVE HERE. Office stinks, maintenance was always backlogged and didn't fix things correctly, shady charging practices. If I could give zero stars, I would. We moved to Olathe from Florida in July 2025. We had an apartment lined up at Arlo of Olathe and had already provided our forwarding address. Amy with Arlo called and stated our apartment would not be ready and they would get us into a different (higher priced) apartment. They did, however, provide us with a $250 bill credit for the trouble. Upon moving in, we reported that the washer and dryer in the unit were not functional, and it was supposed to be a newly renovated unit. Half of the comments are from non-residents of this complex. I came last night with my friend Asma zeribi who wants to rent in this complex. Honestly, it's a beautiful and clean residential complex. We received a very warm welcome and assistance from the management, and the accommodation is beautiful, clean, and very reasonably priced. I recommend this complex to anyone who has seen it and is looking to rent accommodation.

DO NOT LIVE HERE! We had problems all year, even after we moved out! I’ve lived in lots of different apartment buildings & I’ve never had so many issues. *Maintenance is slow & understaffed. We had so many issues w/ maintenance & work orders taking way longer than they should. We had to call the office multiple times and even go there in person for every work order to even get noticed. Then, it was always the same excuse “they’re backed up.” It took 2 months to fix the black mildew that was covering our ceilings in every room. Even the maintenance guy said to us when he saw how bad it was “they should’ve addressed this a lot sooner”.
