I waited until I moved out to write this because I did not want the extra stress while living there. Ariva Apartments was easily the worst living experience I have ever had. The biggest issue is management. Communication is terrible, concerns are ignored, and any time you need help it feels like you are inconveniencing them. Instead of solving problems, they make everything more frustrating and complicated. It feels unprofessional and disorganized. There are also hidden fees that are not clearly explained upfront. Your monthly costs somehow keep increasing with random charges that were never properly disclosed. It feels misleading and unfair. What should have been a normal place to live turned into constant stress. Between the management and the surprise costs, it just was not worth it
We were planning to live here in the summer of 2024 from our of state. When we arrived, our apartment was not ready and had a really foul smell. It was such a headache to work with them and ended up moving somewhere else. Management was no help at all. I do not recommend living here.
This is a horrible place to live. Nothing like it used to be when we first lived here. Nothing but issues with the property, security, and management, especially during our last year. When it was still under Avenue 5, it was steadily declining, it didn’t seem they could keep anyone on staff, so management personnel was changing pretty steadily. Once Greystar took over, the quality just did a nosedive into oblivion. Among the issues were the halls are not cleaned regularly, always some sort of animal poop or vandalism somewhere in the property. This was also because the gates were never really working properly, and in the over 5 years we lived here, some of the gates were always broken/unusable. Living at Ariva Apartments for three years has been a nightmare. My vehicle was stolen five times, and despite providing police reports, the property management has been unresponsive to the ongoing security issues. To cope, I changed my car from a work truck to a Grand Caravan, but the last incident made me realize it was pointless. This isn't just a personal problem; it's a widespread community issue. Many other residents have faced similar problems, yet the property manager remains indifferent. I lost approximately six thousand dollars already. To make matters worse, when I moved in, they advertised a "parking-free" apartment, two years later , a $100 parking fee was created. Edit as of August 2025: **Future residents should be aware of the serious delays and lack of accountability when it comes to move-out refunds. I moved out of Ariva on July, 2025 after living there for almost 6 years (since Nov 2019). I was owed a refund (received a statement) and the property emailed me I would receive an email regarding the refund within 5 business days to collect it. That email never arrived. I checked spam, followed up multiple times (7/30, 8/4, 8/8, 8/11, 8/16) via email because they never respond to voicemails. Instead of resolving issues, I was redirected between different departments with still no answers. As of mid- August, I still have not received my refund. This experience has been frustrating especially if you don't hear back from anyone for over 2 weeks.
