I recently relocated from Chicago, and so far, I would rate the people and community here a solid 10/10. However, I do have some concerns regarding their Fair Housing Policies and their capacity to support individuals with disabilities. I have noticed significant improvements needed in training, particularly among upper-level management, especially with Kristen Seals, the Assistant Community Manager. Unfortunately, my unit was not ready upon my move-in, and I can’t shake the feeling that I may have encountered some underlying discrimination and racism during my application process and subsequent move-in. I want to be transparent that I am not a resident of Ardan Apartments myself. However, my girlfriend has lived here for the past two years, and I visit weekly. During that time, I’ve experienced what is without question the worst elevator situation I have ever seen in any residential building. There are four elevators servicing 22 stories. In two years of regular visits, I have never once seen more than two elevators working at the same time. Routinely, wait times exceed 5–10 minutes. The majority of the time — easily over 50-60% by my estimate — only one elevator is operational for the entire building. For a high-rise property, that is completely unacceptable. My issues began with a lease renewal offer that was significantly higher than identical units in the same building that were actively being advertised at the time. When I questioned the discrepancy, a leasing agent assured me he would follow up with a negotiated rate and told me not to worry. After multiple follow-ups and weeks of waiting, I received a "new" renewal offer that was even higher than the original. I was then informed by the assistant manager that they "don't negotiate," that the leasing agent no longer worked there, and that I had no leverage and would need to sign at the higher rate. Dont do it. The building is not clean, they overcharge for what you get. The resident group chat is insane with issues. Fire alarms going off, mold on clothing, residents having to move out and stay in hotels due to mold, they couldn’t give us an explanation of charges. They sent our final bill, I sent 3 emails over 3 days asking for clarification of our charges for the carpet and why they were charging us for 45 months when according to them the carpet was 3 years old when we moved out and it still had 2 years left on it (we should have been charged for less than 2 years) They ignored my emails and sent me to collections within 3 days of the original email. There are significant issues with the elevators in this building. As of March 2024, we are having regular elevator outages, with all four down and passengers getting trapped in elevator cars. One has been down/not functioning for more than a year, with constant service interruptions for the other three. Communication from the management team is poor and unreliable as well, often mismanaging expectations. If you're considering renting here, be very thorough in your tour with leasing.
