Arcadia Modern Apartments

**Update: Security issues have become increasingly worse. Homeless communities live nearby and wander in the complex at all hours of the day and night. The complex gates are broken and left open and the property management company will not fix despite numerous requests. Rather than fix security issues, they stated in my lease renewal that they are not responsible for theft. My car has been broken into and we now lock down everything on our patio after my bike was stolen. It’s become a stressful routine trying to eliminate opportunist theft and keeping an eye out for constant suspicious activity** We’re approaching our 3rd annual lease here. We moved into a newly remodeled unit and haven’t had any issues with the apartment. *Minus some repetitive security issues because this area is on the

We've lived here for three years. First two years were fine, but this last year has been a nightmare. Our cars have been broken into several times each and packages have been stolen from our front door. We've installed cameras but they also get stolen. The security gates aren't spring loaded and nobody closes them, so people can just wander into the complex off the street. We recently found out homeless people have been squatting overnight in some of the vacant patio spaces. The apartments are decent spaces, and we enjoyed living here at first. It's just become costly and nerve-wracking lately. We're anxiously waiting to move somewhere with better security.

DO NOT LIVE HERE! I would NEVER reccommend this complex to anyone! Overall you would think this is a great community to live in, good looking apartments (in photos) and a decent location. However, the propety management company that services this community is a literal joke. CAM Properties is the perfect example of why I would NEVER trust a property management company to manage my investment properties. It is extremely difficult to get in contact with them if you ever need anything. The only time you’ll hear from them is if they need something from you, and even then it’s usually delayed. We lived in the community for 3 years and if we didn’t love the other tenants as much as we did, there’s no way we would have stayed that long. Worst experience I have ever had rental searching! This place is run by a management company, however, their central office isn't local. I called to set up an appointment to view for Friday 9/10/2021, I showed up early, getting a feel for the location. I waited 10 minutes, didn't see anyone so I called the "Local" number to see what the deal was. Their central office isn't even local and the person I talked to had no idea what I was talking about, no appointment had been made on their end. I was frustrated, but chalked it up to user error. The gentlemen on the other end said he would have the leasing agent call me back if I didn't mind waiting another 10 minutes. NO ONE CALLED ME BACK. The remodeling here at Arcadia Modern is beautiful!! Well done owners!! The manager that lives onsite is great!! He is always willing to help you day or night. The property manager who oversees this property (Valley Income Properties) always greets you by name and with a smile when he sees you. If you have a question or a concern, he listens and takes care of whatever you asked!! We are very happy to be here in the Arcadia Lite district.
