Serious Safety and Maintenance Concerns — Proceed with Caution I don’t typically write reviews, but I feel a responsibility to share my experience at Arcadia Cove. Throughout my lease, there were consistent health and safety concerns that were either ignored or poorly addressed: The pool and hot tub were frequently out of service for extended periods, sometimes weeks at a time, and when open, often poorly maintained. Broken gates left the property unsecured for days or weeks, creating easy access for non-residents. I personally experienced homeless individuals sleeping behind my vehicle inside the parking area—an ongoing concern for both safety and liability. Maintenance delays were common. I've been living here for almost a week, and it's already been terrible. I had a move-in date, so when I packed up and tried to move in on the day I was given, I was told they were cleaning and making some renovations. I wasn't able to start moving in until 7 pm. It started going downhill when I found out how poorly they cleaned and fixed up the place. The master bedroom shower doors weren't placed back and were left outside, there was damage to some of the guest bathroom sinks, the washing machine doesn't work, and there's possible mold in the dryer. The kitchen garbage disposal didn't work, and the stove trays weren't put back. To illustrate how little care they put into fixing up the place, the toilet paper holder in the guest bathroom was screwed in the wrong way. It gets even worse be

If you’re planning on moving here for school, work or pleasure, I highly recommend that you don’t. We’ve been notifying the front office and putting in work orders about Cockroaches in our apartment since December 2024, its now may of 2025. Since they did nothing about it, they’ve nested and will roam around in the night, sometimes crawling on you while you’re trying to sleep. On top of that, our AC doesn’t work and have been trying to get them to repair. They come in, take a peak, and nothing will be done, so you’re stuck with an 85 degree apartment. You’ll be paying for pest control fees, trash fees, maintenance fees, for nothing on top of your rent. Definitely look elsewhere.

Move-in: No smoke detectors. Kitchen sink pipe not connected, water drained straight to the floor. Mold under sink. Faucet not secure. Missing light bulbs. Partially clogged pipes. Bathroom lighting not installed. Carpet not secure and lifts up. Kitchen floor caked with sticky dirt. Fan blades caked with thick dust layer. Carpet shavings in the thousands littered throughout unit. Broken closet sliding door track. Broken coat closet shelf (literally hanging off the wall). Neighbor's eviction paperwork left in drawer. Ongoing: Critical electrical problems. Ex: cannot use TV and microwave at same time w/o power outage. Electrician said owners are aware circuits are overloaded but don’t want to pay to fix. Property prone to electrical surges that destroy electronics. 5+ days with water shut

I just want to start off by saying thanks to ARCADIA WALK for taking a chance on on us but besides that the apartment is nice on the inside and out the apartment has some nice and smart cool people running the place me and my girlfriend just moved in and ms Loretta has made the move in a lot better and easier for us thank you
