You will regret living at the Andover House. Issues in the building are endless, and management is largely unhelpful. Tl;dr: constant issues with flooding in units, extreme levels of dusts, low quality plumbing (water pressure, temperature, clogs), dirty building (stench, insects, dirty exterior windows) and on top of all that, unresponsive, unhelpful building management. My girlfriend and I have lived in the Andover House for just over a year, and are finally so fed up that we're breaking our lease all together to escape the situation (btw, there's a ridiculous lease breakage fee, >2 months rent). I have lived at Andover House for less than a year and have never wanted to move out of a complex more. The first red flag should have been the exorbitant lease termination fee. The building is mismanaged and management and will try to squeeze as much money that they can out of you without providing any services. Within the past year, the apartment has had sprinkler pipes burst and they did not help with the relocation of tenants or provide any reimbursements for any expenses due to their inability to maintain the building. If you are still choosing to live here, make sure you add water damage to your renters insurance because even just from prior reviews going back years, this is still a constant issue. Similar to other reviews, my biggest concern living here were the pipes. In the one year I was here I had to call about leaking/spraying pipes in the parking garage at least 2-3 times. Not to mention the flooding, pipes bursting inside the apartment complex, and the horribly slow repairs (I don’t believe the elevators were fixed by the time I moved out). There was a literal fire in one of the recycling dumpsters outside and one time we woke up to human feces on our patio. We also had a cockroach problem the whole duration of our lease. I cannot recommend living at Andover House Apartments. After spending three years there, I debated renewing my lease each time, but due to my frequent travels and busy schedule, I ended up staying. During my time, I experienced four floods. One major flood in my apartment, a smaller one, and two significant floods in the building, leaving the entire place with just one functioning elevator for months. When the major flood happened in my apartment, I had to plead with management for assistance to save my belongings and to do something fast to fix everything that caused the flood that came down from higher apartments. I lived here for a little over 2 years. I have lived in other UDR and non-UDR-affiliated properties in DC and Arlington. My advice for anyone looking to move in here is, don't. The building is poorly managed by Latrice. Over my 2 years of living here, I experienced things like the front desk randomly deciding to return my mail/packages to sender because they "didn't have enough storage" (even though this is something we paid for monthly), a squatter living in the underground garage breaking into people's cars (we also weren't told about this by the complex, my roommate found a police report explaining it), and a broken front door that allowed for public access to the complex without a key for over 6 months.
